It won’t be $650, but they might be able to find something for less than $2k (depending on what they’re looking for). Moving to CA for a walkable coffee shop is silly.
When I was looking for a place I wrote down the 5 places I went the most and would map out how long it would take to get to each of them and factored that into where I picked. If walkable coffee is important to someone, that’s easy to do pretty much anywhere in the country.
